Why DFW homeowners call us

You approve the price first

We diagnose the whole system, show you what is broken, and give you one clear price before any work starts. No per-head surprises, no meter running.

Backed in writing

Every repair carries a written labor warranty. If something we fixed fails inside the term, we come back and make it right free.

Photos of every fix

We photograph what was wrong and what we did, and text them to you, so you can see exactly what you paid for even if you were not home.

A real person, fast

You reach a local tech, not a call center or a phone tree. We book a tight two-hour window and keep it.

We only do irrigation

Heads, valves, pipe, controllers, wiring, backflow, and freeze damage. Sprinklers are all we do, so we are quick and we are thorough.

Local, not national

Blackland is owned and run here in North Texas. Your money stays local and the person who answers knows your streets.

What will it cost?

Here is the list we work from. Every price is a starting point for a typical job; the exact number is confirmed with you on-site before anything gets touched, and nothing gets fixed without your okay.

Why is there a wet spot that never dries?

Nine times out of ten it is a cracked lateral line or a valve that weeps a little all night. Blackland clay holds water, so a small leak shows up as a soggy patch, a sunken spot, or a zone that suddenly lost its pressure.

We find it by running the zone and reading the ground, then open just enough turf to cut out the bad section and rejoin it under pressure. Most lateral repairs land between $250 and $400. A leaking valve is usually $250 to $350.

Can you come out this week?

Usually, yes. Most weeks we are there within a few days, and sooner for a mainline that will not shut off. Spring is the crunch, so if it is March, book early.

Buying or selling a house? Managing a property?

A sprinkler system is the one part of a property nobody checks until it floods the yard or the water bill doubles. We run every zone, check every head and valve, review the controller and the backflow assembly, and write it up with photos so a buyer, a seller, an agent, or an owner can act on it.

Residential inspections start at $149 with the written report included, usually delivered the same day. Commercial and multi-controller properties are quoted by zone count before we schedule. Repairs are estimated separately and never bundled into the report.

About inspections

Why do sprinklers break so much around here?

We are named for the reason. The Blackland Prairie clay under the north Dallas suburbs swells when it rains and shrinks hard when it bakes, and that back-and-forth lifts heads into mower blades, cracks PVC laterals, and strains valve boxes. The February 2021 freeze and the January 2024 arctic blast finished off a lot of systems that were already tired.

We repair systems in this soil every day, and we fix what you have rather than trying to sell you a new one.

Will there be a surprise bill?

No. You get the number on-site, in writing, before any work starts. If a head just needs cleaning, we clean it and say so. If a valve is fine, we leave it alone.

Every repair gets before and after photos sent to you, and our labor is covered in writing: 30 days on single-part repairs, 90 days on multi-part replacements. The manufacturer's warranty on parts passes to you.

More questions, straight answers

Do you install new sprinkler systems?

No. We are a repair company. We fix heads, valves, pipes, controllers, wiring, and freeze damage on the system you already have. If you truly need a new system we will say so and point you in the right direction.

What does a typical repair cost?

Most visits land between $250 and $600 depending on what we find. Single heads start at $55, valves at $250, pipe repairs at $250, and controllers at $300. Every price is confirmed on-site before we start.

Do you test backflow preventers?

We install and repair the backflow assembly on your sprinkler system, but the annual test your city may require is a separate certification. We can point you to a local tester.

What should I do after a freeze?

Leave the water off and do not run the system. Look for cracks on the backflow assembly and wet spots near the mainline, then give us a call. Turning a damaged system on can flood the yard fast.

Which areas do you cover?

Plano, Frisco, McKinney, Allen, Prosper and North Dallas. If you are just outside that area, ask; we can usually make it work.

Do you work on systems you did not install?

That is nearly every system we see. We repair what is already in the ground regardless of who put it there.

Tell us what the sprinklers are doing.

A real person reads this and calls you back, usually the same day, to set a two-hour window. Or skip the form and call.
